Description

Comp Adjustment Configuration is the third component in creating the Comparable Selection Model. Use the Comp Adjustment Configuration to define the variables that are used in the adjustment process and how those adjustments are applied in Aumentum.

Adding a Comp Adjustment

  1. On the Comp Adjustment Configuration screen, click New in the Command Item bar.

  2. Add or edit the model's basic information.

    • Status – Select the status of the model. These selections are user-defined per jurisdiction.

    • Definition Code – Enter a code representing the model.

    • Definition Name – Enter the name of the model.

  3. Optionally, add, edit, or delete a note.

    • Click OK to add the note.

    • Click Delete Note to cancel adding the note.

  4. Click Save at the top of the screen.

Editing a Comp Adjustment

Comp Adjustment Configuration is comprised of two tabs.

  1. Edit the model's basic information.

    • Status – Select the status of the model. These selections are user-defined per jurisdiction.

    • Definition Code – Enter a code representing the model.

    • Definition Name – Enter the name of the model.

  2. Optionally, add, edit, or delete a note.

    • Click OK to add the note.

    • Click Delete Note to cancel adding the note.

  3. Click Save.

  1. Click Add New.

  2. In the pop-up, select one or more variables and click Apply.

    • Or, click Cancel to exit the pop-up.

  3. Click the Pencil icon to edit an existing definition in the Comp Adjustment grid. The line is active for editing.

    • Click the green check mark to accept your changes.

    • Click the red X to discard your changes.

  4. NOTE: You may also restrict the years in which the comparable sales list is retrieved.

  5. Optionally, click the Trash icon to delete any definition in the Comp Adjustment grid.

  6. Click Save.

    • Click Close to end the task.

Tips

Comp Adjustments Configuration is the third component in creating the Comparable Selection Model. Each component of the model is defined separately; the final build of the model is then a simplified model assembly process. You can select a variety of candidates (e.g., parcels, appraisal sites, etc.) or you can limit your selection to characteristics that match the selection criteria specifically. These definitions can then be used in a variety of models.

If a regression model definition contains a linear regression model (displaying the Adjustment Parameters tab) and is edited later to be related to a different regression model which is nonlinear, the Adjustment Parameters tab is removed. Similarly, if a Regression Model Definition contains a nonlinear regression model (and therefore does not contain an Adjustment Parameters tab) and id later edited to be related to a different regression model which is linear, the Adjustment Parameters tab is added and populated with the derived adjustments.
